Single Family Home Performance 4th Quarter 2014
Single-family home sales in Coconut Grove were up 11% in the 4th quarter of 2014 from last quarter and on par with sales (50 homes sold) from last year. A total of 215 single-family homes sold in 2014, which is one more home than in 2013.
The 4th quarter median sale price in North Grove was $947,500, which is up 27% ($745,000) compared to last year. The 4th quarter median sold price in South Grove was $747,000, which is down 10% ($837,000) compared to last year.
The available inventory for sale in South Grove has remained constant since last year with forty-four single-family homes for sale in January 2014 and 2015. North Grove inventory has doubled since last year with 48 homes for sale in January 2015 compared to January 2014.
