The Number of Months of Inventory for Sale will show us trends for any real estate market.
Let me explain.
The Number of Months of Inventory for Sale is the number of properties on the market at any given time, divided by the average number of properties sold over the previous six month period. Let’s do the math:
As of July 5th, 2011, there were 176 single family homes for sale in Coconut Grove. On average, 17 properties sold per month for the first six months of 2011.
As of July 5th, 2011, there are 10.3 months of inventory for sale in Coconut Grove (176 properties divided by 17).
This number is very encouraging because 6 months of inventory is “the magic number”, and we are seeing a rapid increase in the average sold price per Sq/Ft.
The year 2011 is the year of the real estate recovery! This recovery will be rapid and swift in Coconut Grove. The world is coming to our beautiful neighborhood to buy property. Just check out all the 2011 sales in the “sold” page on this website.
